How to Lubricate a Garage Door in Calgary — Step-by-Step Guide

A squeaky, grinding garage door is one of the most common complaints we hear from Calgary homeowners — and in most cases, it is completely preventable with a simple lubrication routine done twice a year. Calgary’s extreme climate, with temperatures swinging from +35°C in summer to -35°C in winter, is especially hard on metal components. The right lubricant, applied correctly, makes a dramatic difference in how quietly and smoothly your door operates.

What You Need Before You Start

You need a silicone spray or white lithium grease specifically rated for garage doors and cold temperatures. Do not use WD-40 — it is a degreaser and solvent, not a lubricant. It attracts dust and grime, accelerates wear, and actually makes squeaking worse within days. Do not use standard motor oil or grease, which thickens and gums up in Calgary winters. Products labelled “garage door lubricant” or “rated to -40°C” are what you want.

Step 1 — Clean the Tracks First

Before applying any lubricant, wipe the inside surfaces of both vertical tracks with a damp cloth. Tracks should be clean, not lubricated — dirty or greasy tracks cause rollers to slide rather than roll, which accelerates roller wear and creates grinding sounds. Wipe out any built-up dirt, old grease or debris. Let the tracks dry before proceeding.

Step 2 — Lubricate the Springs

Apply lubricant along the full length of the torsion spring coils above the door opening. Spray or wipe along the coils while the door is closed so the spring is under its normal tension. This is the single most important lubrication point in Calgary because cold temperatures stiffen spring metal and increase the chance of fatigue cracking. Lubricated springs last significantly longer in our climate.

Step 3 — Lubricate the Rollers and Hinges

Apply a small amount of lubricant to each roller bearing — the small wheel that runs inside the track. Apply it to the bearing itself, not the wheel surface. Work the door up and down a few times to distribute. Then apply lubricant to each hinge pivot point on both sides of every panel. You will hear an immediate improvement in the sound on most doors.

Step 4 — Lubricate the Cables and Pulleys

Apply a light coat of lubricant to the lift cables where they run over the cable drums. Also apply to the pulley bearings if your door has extension springs. Do not over-apply — dripping lubricant can get on the floor and create a slip hazard.

Step 5 — Lubricate the Opener Drive

For chain-drive openers, apply lubricant along the full length of the chain. For screw-drive openers, apply along the full length of the screw rail. Belt-drive openers do not require lubrication on the belt itself — check your opener manual for any specific requirements. After lubricating, run the door open and close three or four times to work the lubricant in evenly.

What Not to Lubricate

Never lubricate the inside of the tracks — this causes rollers to slide and destroys them quickly. Never lubricate the bottom seal or weatherstripping — these need to be replaced when they wear out, not lubricated. Never apply lubricant to the lock mechanism if you have one — use a dedicated lock lubricant or graphite powder instead.
